TIMESHARE FROM THE BEGINNING

Timeshare was first introduced in Europe in the 1960s when a ski resort developer in the French Alps encouraged vacationers to "stop renting the room and buy the hotel, it’s cheaper". This idea quickly gained traction and within a few years, timeshare properties were established across Europe and the United States. Early timeshare resorts were marketed as affordable alternatives to owning a vacation home offering fractional ownership where a family would return to the same property at the same time every year. These arrangements are now commonly known as fixed weeks or fixed units while this model experienced some success. It was limited to a smaller pool of vacationers, keeping the overall timeshare market relatively small.

In 1969 the American Resort Development Association ARDA was established to foster the growth of the timeshare industry. Based in Washington DC, ARDA currently has over 350 corporate members, while not a regulatory body, their order has played a crucial role in boosting consumer confidence and timeshare ownership by establishing clear guidance for timeshare resale companies and developers alike.

The 1970s was the start of the major boost in timeshare popularity with the introduction of timeshare exchange companies Resort Condominiums International, RCI launched in 1974 followed by Interval International I.I in 1976. These companies allowed timeshare owners to exchange their fixed weeks for a stay at a different resort or time for a membership and exchange fee. This innovation opened up the timeshare ownership to a broader range of vacationers as owners could now visit multiple properties while still maintaining ownership of one location addressing a major challenge faced by the developers.

As the number of timeshare owners grew exchange systems became congested with many owners buying for the same popular destinations while this remains a challenge today developers and exchange companies have devised solutions by categorizing the year and different seasons. Based on demand developers could offer off-season weeks at lower prices or points amount, making it easier for owners to exchange during the off-peak times, Conversely, peak season weeks could be priced higher or take more points, giving those owners priority when exchanging for a peak-season stay elsewhere.

As the industry has developed over the decades, a vast majority of developers have moved to a "points system". You can look at points like a recurring vacation bank account. You pay a set price for the points, which you will then subsequently receive on the agreed-upon interval of time. The points chart cannot change, which some say is a way to tamper down inflation. This allows owners vast flexibility on when and where they would like to travel. The main concept to understand is the further in advance that you make a reservation, the better your chances of getting a reservation confirmation. The industry does not recommend attempting last-minute reservations. Plan in advance and enjoy true flexibility that fit your family's needs.
